If you are driving along the 215 from Cheyenne to Tropicana or the other way around you will find these beautiful petro glyphs on the over passes. Another very good thing is the fact that there are no stop lights in Summerlin and the 215 as of about one month ago.  The last two entrance/exits opened up and while there is still some road construction as you can see from the photo’s above, ( I risked life and limb stopping to take pictures!) it is a pleasure to not stop for any traffic lights.  Below is a statement put out by Tom Warden ( The Howard Hughes Corporation VP of community and government relations.)  I had the pleasure of meeting Mr.Warden at a breakfast last year that was thrown for Summerlin bloggers.  A man very passionate about Summerlin

FOR SUMMERLIN LIFE

SUMMERLIN AND THE ENVIRONMENT

Anyone driving along the 215 beltway through Summerlin has probably noticed the American Indian rock art that adorns freeway overpasses.  According to Tom Warden, vice president of community and government relations for The Howard Hughes Corporation, the placement of rock art on Summerlin overpasses is no accident.

“We have long recognized the historical significance of preserving this special element of our local heritage,” said Warden.  “That’s why The Howard Hughes Corp. paid for the design and installation of these rock art images.  They not only give the beltway in Summerlin a distinctive look, they celebrate and help preserve Native American images from our region.”

The Howard Hughes Corporation is working with both federal and state governments, as well as tribal leaders and the archeology community, to develop a plan for protecting American Indian rock art etched into rock outcroppings in the Little Red Rocks area in the far western region of Summerlin.  The plan involves a volunteer stewardship program that will study and monitor five cultural sites preserved within more than 100 acres of buffer lands in western Summerlin.

“In keeping with the company’s track record of environmental stewardship,” said Warden, “we are committed to the long-term protection and preservation of these cultural sites.”

In addition to preserving cultural sites, Warden, who is overseeing the effort for the company, is actively working with local archaeology groups and volunteers to scientifically record the specific nature, location and condition of existing rock art.

The Howard Hughes Corporation believes this collaborative effort between governments, groups, individuals and our company will help us all to meet the challenges of preserving this cultural heritage.

What does it mean if a Foreclosure has commenced? The homeowners have gotten a least one notice of default. This is usually the case when a home is a Short Sale and the lender has nothing to look at without an offer on the property.  If you decide to put an offer in on a short sale, have your agent find out if notice of default has been issued.  Many times two different departments are handling the property in question.  If the department handling the foreclosure is not notified of an offer then the foreclosure could still proceed even though you are negotiating to purchase the property.  It is most important that both departments are on the same page.

What is the difference between Contingent and Pending?

When a property is put in Contingent status it means there is an offer on the property that has been accepted by both parties, but there are things that need to be cleared up before it can go into Pending status.  The things usually involve inspections or loan concerns and sometimes these do not go through.  There is a time limit for the contingencies to be removed.  The listing agent may take back up offers for the seller in case it does fall apart.
When a property is put into Pending status the Contingency has been removed and most of the time everything runs smoothly and the property closes on time.  Sometimes things have been known to go wrong but once at this status it only happens occasionally.

Update on Gun Club in Summerlin

The county commission gave the Desert Sportsman Rife and Pistol Club a five year permit to operate instead of the normal 10 years.

Gun owners will be able to continue shooting at the Desert Sportsman’s Rifle & Pistol Club after the west valley firing range received a permit to operate for another five years.

Clark County Commissioners on Wednesday renewed the club’s use permit through 2014, although the club had sought a 10-year extension.

Concerns over the new village Summerlin will build just to the north and the Tech School being built just to the east prompted the dispute over the club having its licence renewed for 10 years.  For more information and to read the whole article read Desert Sportsman and Pistol Club

Sun City Summerlin

Sun City Summerlin

This 2,400 acre community was completed by Del Webb in 1998. There were 7,779 homes constructed. Over 14,000 residents call Sun City Summerlin home. It is located in the northwest which is an approximate 20 to 25 min. commute to the strip and airport. The community took approximately 10 years to complete. Sizes of homes range from 2 bedroom, 2 bath under 1100 sq. ft. to 3 bedrooms at over 3,000 sq. ft. There are normally between 80 and 100 resale homes available. This is a very small number considering the total number of homes and reflects a high demand for this wonderful community. The amenities include a total of 5 pools, 2 of which are indoor, 3 out, 3 golf courses, hobby rooms, tennis courts, a racquetball court, 3 restaurants, 4 community centers, miniature golf and really, the list goes on and on. The golf courses are homeowner owned as opposed to Siena and Sun City Anthem where this is not the case. In terms of amenities, I would rate this community number one with more of just about everything. More tennis courts, hobby rooms, pools, and community centers. The local infrastructure is in place, with lots of convenient shopping and services.

In the next posts, I will show you some of the most popular models within Sun City Summerlin. Starting with the attached and continuing until I show you all of the models you have to chose from in this super Active Adult community. Keep in mind no home is the same. I am only showing one home, of each model. Everyone has different tastes and decorating style. Please email me with any questions about the homes in this beautiful community. Chris@ChrisShouse.com

Note: With the downsizing of Sun City Anthem, Sun City Summerlin will be far and away the largest of the local age restricted communities. It does, in my opinion, offer much more in the way of common area amenities. It does not seem likely that there will ever be a local age restricted community that will offer the combination of services and amenities that are found here.
