Pulte Homes Wins Award For Summerlin’s *Villa Trieste*

Villa Trieste is a Summerlin Neighborhood that I wrote about in January.  It is a beautiful community and the homes are wonderful.  The below quote is from an article written in Earth News.

Pulte Homes has been selected as the recipient of the 2009 Leadership for Energy and Environmental Design (LEED) Award for Homes Outstanding Production Builder by the U.S. Green Building Council (USGBC).

“The USGBC’s Residential Market Development Team selected Pulte for this year’s Production Builder award because of Pulte’s Las Vegas division’s outstanding achievements and future commitments – with the Villa Trieste project in Summerlin, Nevada. Villa Trieste is planned to be a community of 185 LEED Platinum-certified single-family homes, placing it firmly among the ranks of the largest LEED for Homes projects to date.

Homes in Villa Trieste feature solar panel roofs, offer a 55 percent improved energy efficiency over the International Energy Conservation Code and decrease indoor water use by 35 percent. Approximately 75 percent of waste from the construction process is diverted from the landfill. Additionally, houses are built under the Environments for Living® Certified Green program.”

 Breamoor Heights is another neighborhood in the Master-Planned Community of Summerlin 

  The Neighborhood consists of 120 one-story homes from 2,414 to over 3,100 square feet, built from 1998 to 2000.
  Lot sizes range from 8,961 square feet up to 1/4 acre and more, and homes generally sell from the low 500′s to the high 600′s.

This 2,400 acre community was completed by Del Webb in 1998. There were 7,779 homes constructed. Over 14,000 residents call Sun City Summerlin home. It is located in the northwest which is an approximate 20 to 25 min. commute to the strip and airport. The community took approximately 10 years to complete. Sizes of homes range from 2 bedroom, 2 bath under 1100 sq. ft. to 3 bedrooms at over 3,000 sq. ft. There are normally between 80 and 100 resale homes available. This is a very small number considering the total number of homes and reflects a high demand for this wonderful community. The amenities include a total of 5 pools, 2 of which are indoor, 3 out, 3 golf courses, hobby rooms, tennis courts, a racquetball court, 3 restaurants, 4 community centers, miniature golf and really, the list goes on and on. The golf courses are homeowner owned as opposed to Siena and Sun City Anthem where this is not the case. In terms of amenities, I would rate this community number one with more of just about everything. More tennis courts, hobby rooms, pools, and community centers. The local infrastructure is in place, with lots of convenient shopping and services.

Note: With the downsizing of Sun City Anthem, Sun City Summerlin will be far and away the largest of the local age restricted communities. It does, in my opinion, offer much more in the way of common area amenities. It does not seem likely that there will ever be a local age restricted community that will offer the combination of services and amenities that are found here.

Villa Trieste Pulte’s newest collection of energy efficient homes. Pulte has built energy efficient homes for several years offering guarantees on the cost’s of AC in the summer and heat in the winter.  This community 185 homes is in partnership with The US Department of Energy, University of Nevada, Las Vegas, and local power company NV Energy who put in 7 million dollars to build this solar community.  The goal of this solar system is to reduce energy consumption by 65%.

Villa Trieste may be the first Nevada community that will be Leed Certification, it is Pulte’s goal to get this certification.  There are dozens guidelines that have to be met.  From the building materials used, water conservation, use of the land, recycling of building materials, and of course energy use.  The US Green Building Council will grade the homes after they are built.

One thing I found very exciting is an energy meter that will supply real time energy use statistics for the homeowner.  Centralized battery storage at the power substation will store the power on off peak times and and give the power back on on peak times.

I have not visited the community yet when it was opened, it was closed when I took these pictures but I will be visiting soon and take some more pictures on the inside and give my impressions.  I am excited about this project and can not wait for someone to move in.  I will go and interview them for this blog and get first hand impressions.  It will be a little while though since the models were just opened.  Update soon.

There are 4 models ranging from 1,487 sq. feet to 1,960 sq. feet.  ( These are also all new designs, Pulte has not used them in any other community.) Prices will start in the mid $200,000.  Residents will also have access to The West Park Community Pool.  Of course we already know this is in the master-planned community of Summerlin which has a lot of amenities of their own.

Summerlin The Ridges Sets 2008 Record

This is an amazing sell in the Summerlin Village of The Ridges.  On October 3, 2008 a luxury home in the neighborhood of Promontory closed escrow for 11.5 million dollrs.  In these economic times that is amazing.  It is also the record setting sell for 2008 in Las Vegas.  More amazing?  It was an all cash transaction.

According to Larry Murphy CEO of Sales Traq a real estate research firm, “Summerlin set the standard for master-planned communities, not just here in Southern Nevada, but all across the United States.” He goes on to say, ” it only stands to reason that Summerlin’s most luxurious village, The Ridges is equally revered and desired.  The records speak for themselves.”  

The Ridges which is adjacent to Red Rock Canyon National Conservation Area.  It has some of the most dramatic natural topography in Las Vegas.  With its natual elevation there are awesome views of the Las Vegas Valley including the Las Vegas Strip.

The Ridges is nearly 800 acres, guard gated, and is home to some of the most prestigious homes in Las Vegas.  Including one of the first Bear’s best golf courses designed by Jack Nicklas.  To date, more than 250 custom lots have been sold in  The Ridges at Summerlin named by Forbes.com as the countries 3rd most exclusive gated community.

This is a very nice view of J.W. Marriott Resort and Spa. There is also a beautiful casino called The Rampart which connects with the Resort and Spa. The J.W. Marriott also backs up to the TPC Golf Course. Before Red Rock Casino opened this was the only Casino Spa Resort that was officially in Summerlin. Most people think that Sun Coast is part of Summerlin but the boundaries end just south of the J.W. Marriott. Thanks to LasVegasUndressed for this beautiful shot.

Summerlin is unfolding in villages, each centered around its own major park, golf course or major amenity. Currently, there are 17 villages in various stages of development.

Eventually, the community will be home to 30 villages, each featuring dozens of thoughtfully planned neighborhoods with a unique selection of homes, townhomes, condominiums, and apartments. Each Summerlin village has its own distinctive style of architecture and design, evident in streetscapes, landscaping and village walls.
This may be a little know fact about Summerlin, each village has its own wall colors. So you always know when a village starts and ends. Really quite unique.
