   The neighborhood, located in The Arbors village of Summerlin, offers four one- and two-story floor plans. They range from 1,149 to 1,679 square feet with 15 Southwestern-style exterior designs. Two-car garages are standard.
  Pardee Homes’ two-story Plan Four model in the Rosedale neighborhood features two secondary bedroom options and a choice of a fourth bedroom or owner suite retreat in 1,679 square feet.
   Floor plan options in this model include four bedrooms; three bedrooms and an owner suite retreat; or three bedrooms and an optional loft. Each comes with 2 1/2 baths and a two- or three-car garage.
  Kitchens feature a pantry, plumbing for an icemaker and an appliance package. Among the options are Corian, granite, or ceramic-tile counter tops; a choice of maple or white matte cabinets; and under-the-cabinet task lighting.
  The home also comes with a choice of ceramic-tile or parquet entry flooring, cultured-marble counter tops and oak stair handrails.
  Owner suites feature mirrored wardrobe doors, baths with a cultured-marble counter top and bullnose edge, dual sinks, enclosed toilets, separate tubs and showers with glass enclosures and ceramic-tile surrounds.

This 2,400 acre community was completed by Del Webb in 1998. There were 7,779 homes constructed. Over 14,000 residents call Sun City Summerlin home. It is located in the northwest which is an approximate 20 to 25 min. commute to the strip and airport. The community took approximately 10 years to complete. Sizes of homes range from 2 bedroom, 2 bath under 1100 sq. ft. to 3 bedrooms at over 3,000 sq. ft. There are normally between 80 and 100 resale homes available. This is a very small number considering the total number of homes and reflects a high demand for this wonderful community. The amenities include a total of 5 pools, 2 of which are indoor, 3 out, 3 golf courses, hobby rooms, tennis courts, a racquetball court, 3 restaurants, 4 community centers, miniature golf and really, the list goes on and on. The golf courses are homeowner owned as opposed to Siena and Sun City Anthem where this is not the case. In terms of amenities, I would rate this community number one with more of just about everything. More tennis courts, hobby rooms, pools, and community centers. The local infrastructure is in place, with lots of convenient shopping and services.

Note: With the downsizing of Sun City Anthem, Sun City Summerlin will be far and away the largest of the local age restricted communities. It does, in my opinion, offer much more in the way of common area amenities. It does not seem likely that there will ever be a local age restricted community that will offer the combination of services and amenities that are found here.
