The 17th annual Summerlin Patriotic Parade will take place on Monday July 4th. It will start at 8:30 am in the Trails Village.
This parade is very popular in Las Vegas and more than just Summerlin residents attend. An expected crowd of 40,000 should line the tree lined streets very well. There are more than 60 entries this year. Traditional and Macy style floats will adorn this wonderful parade.
The parade starts at the corner of Hillpointe Road and Hills Center Drive in The Trails village of Summerlin. Participants travel south on Hills Center Drive toward the Village Center Circle roundabout before heading west on Trailwood Drive. The parade will end at the corner of Trailwood Drive and Spring Gate Lane.
I will not be able to attend this year, but hope some of my friends will take some wonderful pictures I will be able to share soon.
HAPPY 4TH OF JULY EVERYONE!

The comparison with the end of the first time homebuyers credit is not really a good refection, the last post was three months. There are less Contingent and Pending but the time frame for the tax credit to close has been extended, some of those numbers could be left over’s from the past three months.

SIENA is the second active adult community in Summerlin. It is a very beautiful community and has one golf course. (Sun City Summerlin has three) Again you can see the low foreclosure and short sale rates among the seniors. There are 2,001 homes within the Siena community.

The community of Sun City Summerlin consists of 7,800 homes. I would say the numbers for seniors going in to foreclosure is low.

With the end of the first time home buyers tax credit, it will be interesting to see how these numbers change. I will do another update the end of July. These numbers do not reflect the two Summerlin active adult communities of Sun City Summerlin and Siena. They are posted here separately.
My mom,our dog Buttons and I went to the Petsmart on Charleston and Hualapai today. The sole reason we went was to donate to the pets that have been the silent victims of the Foreclosure crisis. Some of these pets have been left in abandon houses and found by the realtor. An organization has stepped forward to help these animals. Foreclosed Upon Pets works very hard to make sure these animals find new loving homes. FUPI as they are know is a not for profit organization dedicated to the rescue of domesticated animals that have been abused or abandoned by their owners as a result of economic hardship including foreclosure, loss of unemployment, insufficient income, or death and illness. I loved their motto “SAVING LIVES ONE PAW AT A TIME” and when they advertise it says: Come Meet Your New Best Friend If you would like to Donate time, services or funds please see their website, as for myself I will keep donating whenever I can. www.forecloseduponpets.org

Contingent means that there has been an offer written on the property. There could be many reasons why it did not go straight into Pending Status, inspections, loan is not quite in place, or what we are seeing a lot of these days is waiting for the bank to decide on a short sale. The On The Market figures are a total of ones with no contact.

Look at the properties that went under contract or Contingent since Oct. Contingent means that there has been an offer written on the property. There could be many reasons why it did not go straight into Pending Status, inspections, loan is not quite in place, or what we are seeing a lot of these days is waiting for the bank to decide on a short sale. The On The Market figures are a total of ones with no contact and the contingent. This does not include the pending as offers are not usually written on a property while in this status, but offers as often still put in on properties that are contingent.
